Some neighborhoods have steep inclines that turn a simple walk to the beach into an intense workout. If you have mobility concerns or just don't want to climb mountains after a day of margaritas, this matters a lot.
How to avoid it:
Ask about the terrain directly. Request videos of the walk from the condo to the main areas you'll want to visit.

I always recommend staying in Amapas if you want the best balance of views and accessibility. It's my favorite area in Puerto Vallarta because you get those stunning hillside perspectives without the extreme climbs some other neighborhoods have.
Old Town (Zona Romantica) is also great for walkability. You're right in the action without needing to hike up and down constantly.
Mistake #4: Skipping the Water Test
Low water pressure in the shower. No hot water. These things can ruin your morning routine fast.
Water situations vary wildly between properties here. What works fine in one building might be totally inadequate in the one next door.
How to avoid it:
If you can do a walkthrough before committing, test every faucet and shower yourself. Don't just take someone's word for it.
Turn on the hot water and wait. Does it actually get hot? How long does that take?
Check the water pressure in the shower. Will you actually be able to rinse the shampoo out of your hair?

Amapas is hands-down my top recommendation. You get gorgeous views, easy access to the beach, and you're close to all the best restaurants and nightlife. It feels peaceful but you're never far from the fun.
Zona Romantica (also called Old Town) puts you right in the middle of everything. Cobblestone streets, amazing food, the Malecon boardwalk nearby. If you want to walk everywhere, this is your spot.
These neighborhoods have the infrastructure tourists need. Good restaurants. Reliable services. Safe streets.
Don't get lured by a cheap rental in a random area just to save a few bucks. Your location is worth investing in.
Mistake #7: Not Reading the Fine Print on Fees
Hidden costs sneak up on unprepared renters.
You think you know what you're paying, then suddenly there are extra charges for electricity, HOA fees, cleaning deposits, and things you never expected.
How to avoid it:
Before you book, get a complete breakdown in writing. What's included? What's extra?
Ask specifically about:
- Electricity charges
- Condo or building fees
- Cleaning fees
- Deposits and when you get them back
