I've spent years helping people find their perfect condo rental in Puerto Vallarta Mexico, and I can tell you the process is way simpler when you know what to look for.
These 15 insider tips will save you time, money, and a whole lot of frustration.
Start With the Right Neighborhood
The first thing I tell everyone is this: location matters more than anything else.
Old Town (also called Zona Romantica) is where the magic happens. Cobblestone streets, local cafes, art galleries, and live music are all within a five-minute walk. You get the famous Malecon boardwalk and Los Muertos Beach right there.
But here's my real secret: Amapas is even better.

Amapas sits just south of Old Town on the hillside. It's quieter, the views are STUNNING, and you can still walk into Old Town whenever you want. My guests absolutely love it there.
I never recommend Marina Vallarta or the hotel zone. Too touristy, and you miss the real Puerto Vallarta experience.
Demand a Real Kitchen
This one is non-negotiable for me.
A kitchenette won't cut it. You need a full kitchen with a real stove, full-size refrigerator, and counter space. The local markets here are incredible, and cooking with fresh ingredients is part of the whole experience.
Plus, it saves you from eating out every single meal.
Air Conditioning That Actually Works
Puerto Vallarta gets HOT and humid. I'm talking sticky, sweaty, can't-sleep-without-AC hot.
Make sure your condo rental in Puerto Vallarta Mexico has high-performance air conditioning in the bedroom at minimum. Some places have wimpy wall units that barely keep up.
Ask about it before you book. Trust me on this one.

High-Speed Internet is Essential
Whether you're working remotely or just want to stream Netflix at night, you need solid WiFi.
I always test the internet in our properties because I know how frustrating slow connections are. Ask your host for a speed test screenshot if you're working while you're here.
In-Unit Laundry is a Game Changer
Beach life means sandy clothes, wet swimsuits, and towels that need washing constantly.
Having a washer and dryer right in your unit makes everything easier. Some places only have shared laundry or require you to hand-wash everything. No thanks.
Outdoor Living Space is a Must
You NEED a balcony or patio.
Outdoor living is the whole point of being in Puerto Vallarta. Morning coffee with an ocean view, afternoon reading with a breeze, evening cocktails watching the sunset, all of that happens outside.

If a rental property in puerto vallarta mexico doesn't have outdoor space, keep looking.
Verify What's Included in Your Rental
Always confirm whether utilities are included in the rental price.
Some places include everything. Others charge separately for electricity, water, and internet. Air conditioning can add to your costs if you run it 24/7, so clarify this upfront.
No surprises. That's my rule.
Look for Furnished Rentals
Unless you're moving here permanently, go furnished.
Furnished condos are ready to go, you show up with your suitcase and you're home. They're also easier to book because they're designed for exactly what you need.

Book Early for Peak Season
The best places get snatched up FAST, especially during high season (November through April) and Semana Santa (Easter week).
If you're planning to visit during those times, start looking at least two to three months ahead. The good stuff doesn't last.
Choose Family-Run Properties
This is where I'm biased, but I think smaller, family-run operations give you a better experience.
We care about our guests personally. We answer questions quickly, we know the properties inside and out, and we want you to love Puerto Vallarta as much as we do. Big property management companies just don't have that same connection.
Introduce Yourself to Your Neighbors
People here are friendly and welcoming.
When you arrive, say hello to your neighbors. Ask them where they like to eat, which beach they prefer, what time the markets open. Their recommendations will lead you to places most tourists never find.
Establish Your Routine Quickly
Find your morning coffee spot on day one. Pick your favorite beach by day two. Create a little routine.
That's when Puerto Vallarta starts feeling like home instead of just another vacation spot. I see it happen with our guests all the time: by the end of week one, they're greeting the coffee shop owner by name and have their regular table.

Check the Walk Score
Some condos in Amapas are up steep hills. Beautiful views, but you'll be doing some serious walking.
If you have mobility concerns, ask about the terrain and how many stairs or hills are involved. I always give guests a heads-up about this.
Read Reviews Carefully
Look for specific details in reviews: "The host responded within an hour." "The kitchen had everything we needed." "The AC kept the bedroom ice cold."
Generic five-star reviews don't tell you much. The detailed ones show you what the experience is really like.
Ask About Check-In Process
How do you get the keys? Is someone meeting you? Is there a lockbox?
Especially if you're arriving late at night, you want to know exactly how check-in works. I send detailed instructions with photos to all our guests so there's zero confusion.
Final Thoughts
Finding the right condo rental in Puerto Vallarta Mexico doesn't have to be stressful.
Focus on Amapas or Old Town. Demand the essentials (real kitchen, good AC, solid WiFi). Book early. Choose a host who actually cares.
Do that, and you'll have an amazing experience.
I've seen hundreds of guests fall in love with Puerto Vallarta over the years. When you find the right place in the right neighborhood, this town gets under your skin in the best possible way.
