I've been helping people find condo rentals in Puerto Vallarta for years now, and I've learned that the difference between a good vacation and a GREAT one often comes down to knowing what to look for before you book.
Here are ten things I wish every first-time renter knew about finding the perfect condo in PV.
1. Location Is EVERYTHING (And Amapas Is Where It's At)
Let me be straight with you – where you stay will make or break your trip.
I always tell people to focus on two main areas: Old Town (also called Zona Romantica) and Amapas. These are the neighborhoods where you'll actually want to spend your time.
Old Town is walkable, vibrant, and puts you within minutes of galleries, restaurants, and that incredible beach scene everyone raves about. You can literally roll out of bed and be at a taco stand in five minutes.
But here's my honest opinion – Amapas is the best place to rent.

Amapas sits on the hillside just above Old Town. You get those stunning ocean views, a quieter vibe, and you're still close enough to walk down to everything. The breeze is better up there too, which matters more than you'd think when it's humid.
2. WiFi Isn't Just Nice to Have – It's Essential
I learned this the hard way on my first trip.
Most of us need to stay connected, whether it's for work, keeping in touch with family, or just streaming Netflix after a long beach day. Make sure the condo listing specifically mentions reliable wifi.
Don't be shy about asking the owner about internet speed before you book. A good host will give you straight answers about their connection quality.
3. Self Check-In Systems Are Your Friend
Most condos in Puerto Vallarta now use keypad codes or lockboxes for check-in.
This is actually AMAZING because you're not tied to someone else's schedule. Your flight gets delayed? No problem. Want to arrive at 11 PM? Go right ahead.
Just make sure you get clear instructions before your arrival day. I always screenshot the check-in details and save them offline just in case my phone service is spotty when I land.
4. A Full Kitchen Changes Everything
Here's something I didn't appreciate until my third trip to PV – having a full kitchen is a game-changer.

The local markets in Puerto Vallarta are incredible. Fresh fish, ripe mangoes, authentic tortillas – you can put together amazing meals for a fraction of what restaurants cost.
Plus, let's be honest, sometimes you just want breakfast in your pajamas without dealing with anyone.
Look for condos with a real stove, full-size refrigerator, and basic cooking equipment. Some places have tiny kitchenettes that are basically useless.
5. Book Ahead (Like, Really Ahead)
Puerto Vallarta gets BUSY during high season (November through April).
The best condos get snatched up months in advance. I'm talking about those places with the perfect views, the comfortable beds, and the hosts who actually respond to messages.
If you're planning a winter escape, start looking in the summer. Seriously.
6. Family-Run Rentals Beat Corporate Properties Every Time
This is my most important piece of advice.
If you’re searching for a rental property in puerto vallarta mexico, look for condos run by actual people who care about your experience.
Read reviews carefully and watch for mentions of responsive hosts, personal touches, and genuine hospitality.
Our small, family-run spots like Hummingbird are exactly this kind of setup — we actually know our guests, and we’re grateful every time you choose to stay with us.
Corporate-managed buildings can be fine, but when something goes wrong at 8 PM on a Saturday, good luck getting help.
7. Outdoor Space Is Non-Negotiable
You're in Puerto Vallarta. The weather is gorgeous. You NEED a balcony or terrace.

Morning coffee with that ocean breeze? Evening drinks while watching the sunset? These moments are what vacation memories are made of.
Make sure the listing photos show actual outdoor furniture, not just an empty concrete slab. And check if the balcony faces the ocean or just looks at another building.
8. Pool Access Makes a Difference
If the building has a pool, check out what it looks like in the listing photos.
Is it clean? Well-maintained? Does it get sun most of the day? Some pools are tucked into corners where they're shaded all afternoon, which isn't ideal when you want to cool off after exploring.
Also, ask about pool hours. Some buildings have strict rules about when you can use amenities.
9. Communication Before Booking Tells You Everything
Before I book any condo in Puerto Vallarta, I always message the host with a question or two.
How quickly do they respond? Are they friendly and helpful, or do they give short, dismissive answers?
This tells you SO much about what your experience will be like if you need help during your stay.

Good hosts respond within a few hours and actually answer your questions. If someone takes three days to reply or seems annoyed by basic questions, that's your red flag.
10. Security Features Should Be Standard
I know this sounds obvious, but actually look at the security setup.
Does the building have 24-hour security or a concierge? Are there cameras in common areas? Can the door be properly locked from the inside?
Puerto Vallarta is generally very safe, especially in the areas I've recommended. But basic security features give you peace of mind so you can actually relax.
Also check reviews for any mentions of noise issues or security concerns. Real guest experiences tell you way more than any listing description.
Finding Your Perfect PV Condo
Looking for rental condos in Puerto Vallarta doesn't have to be overwhelming once you know what matters.
Focus on location first (remember – Amapas is my top pick). Make sure the basics are covered: good wifi, full kitchen, outdoor space, and responsive hosts. Book ahead, especially for high season.
And honestly? Trust your gut. If a listing feels off or the host seems sketchy, keep looking. There are thousands of great options out there.
If you want a simple place to start, take a look at Sueño or Mariposa and see what fits your style.
The perfect condo is waiting for you – one with those morning ocean breezes, that comfortable couch for afternoon naps, and a host who treats you like family instead of just another booking number.
Start your search early, ask lots of questions, and don't settle for anything less than exactly what you want. Puerto Vallarta is too beautiful to waste time in the wrong rental.
Highly recommended: pick Amapas if you can, confirm the basics (wifi, kitchen, balcony), and book with a host who’s quick to respond.
