I've stayed in a lot of different neighborhoods in Puerto Vallarta over the years, and I can say this without hesitation: Amapas is hands-down my favorite spot for a condo rental puerto vallarta.
There's something magical about waking up in Amapas that you just don't get anywhere else in PV.
The Views Are Absolutely Incredible
Let me start with what first made me fall in love with this neighborhood: the VIEWS.
Every time I stay in Amapas, I spend at least the first ten minutes on the balcony just staring at Banderas Bay. The elevation gives you these sweeping panoramic vistas that stretch all the way to the horizon.

Sunsets here are next level. I'm talking about the kind of sunsets that make you stop mid-conversation and just watch.
The ocean stretches out in front of you, the sky turns every shade of orange and pink you can imagine, and you've got this perfect elevated perch to take it all in. It never gets old.
Right in the Sweet Spot Between Quiet and Convenient
Here's what I love most about Amapas: you get the best of both worlds.
You're literally a 5-10 minute walk from the Romantic Zone (also called Old Town), where all the restaurants, bars, and nightlife are. When I want tacos, margaritas, or live music, I just walk down the hill.
But when I come back to my condo at night? It's peaceful. Quiet. No street noise or loud bars keeping me awake.

I can actually hear the waves from my balcony instead of car horns and party music. That balance is RARE in a beach town, and Amapas nails it.
If you're someone who wants to be close to the action without being right in the middle of it, this is your neighborhood.
Beach Access That Can't Be Beat
Los Muertos Beach: the most popular beach in Puerto Vallarta: is within walking distance from most Amapas condos.
I usually grab my beach bag, throw on my sandals, and I'm on the sand in less than 10 minutes. No need for taxis or Ubers. Just a quick stroll down the hill.
And if Los Muertos feels too crowded (which it can on weekends), Playa Las Amapas is just south of it. This spot is way more chill and perfect if you want a quieter beach day.

Some of the puerto vallarta condo rentals in this area even have semi-private beach access, which is a total game-changer.
The Condo Quality is Next Level
I've stayed in a lot of rentals, and the condos in Amapas are consistently some of the nicest I've seen in PV.
Most of them have that modern tropical vibe with floor-to-ceiling windows, updated kitchens, and stylish furniture. The architecture here is a mix of sleek contemporary design and traditional Mexican hacienda style.
What really stands out is how many of these condos are set up specifically for vacation renters. The owners clearly put thought into making the space comfortable and functional.

You'll find things like good Wi-Fi, air conditioning that actually works, comfortable beds, and well-stocked kitchens. These details matter when you're staying for more than a few days.
Safety and Security You Can Count On
Amapas feels safe, and that matters to me: especially when I'm traveling solo or with family.
A lot of the condo buildings here are gated communities with 24-hour security. I never feel weird walking around the neighborhood, even at night.
The streets are well-lit, there are usually people around, and the vibe is just really chill and welcoming.
Amazing Restaurants Within Walking Distance
One of my favorite things to do in Amapas is walk to dinner.
Vista Grill is right in the neighborhood, and their sunset views are unreal. I've also had some incredible meals at Bistro Teresa. Both spots are perfect if you want a nice dinner without going all the way into town.
But honestly, you're so close to the Romantic Zone that you can walk to basically any restaurant you've heard about. Panchos Takos, La Palapa, The Iguana: all super accessible.

And if you don't feel like going out? Most Amapas condos have full kitchens, so you can cook at home and enjoy your meal on the balcony with that killer view.
The Natural Beauty is Everywhere
Amapas sits right up against the Sierra Madre mountains, and the whole area is covered in lush tropical vegetation.
Palm trees, flowering plants, and greenery everywhere you look. It's the kind of scenery that makes you feel like you're on a real tropical vacation: not just staying in a city by the beach.
The hillside setting also means most properties have incredible landscaping and outdoor spaces. Whether it's a shared courtyard, a rooftop terrace, or a private balcony, there's always a beautiful spot to relax outside.
Why I Keep Coming Back to Amapas
I've rented condos in Old Town, Marina Vallarta, and other parts of PV, but I always end up back in Amapas.
It's the neighborhood that checks every box for me: stunning views, easy beach access, close to restaurants and nightlife, peaceful and safe, and consistently great rental properties.
If you're planning your first trip to Puerto Vallarta or you've stayed in other areas before, I highly recommend giving Amapas a shot. It's become my go-to for a reason.
And once you wake up to those ocean views and realize you're a ten-minute walk from everything you need? You'll get why I keep coming back.
