I've been helping people find the perfect place to stay in Puerto Vallarta for years now, and I can tell you this: staying in a condo completely changes how you experience this city.
It's not just about having a place to crash. It's about living here, even if it's just for a week or two.
Here are my seven best tips for finding a great condo and actually making the most of your time in PV.

1. Pick Your Neighborhood Like You're Picking a Lifestyle
This is the biggest decision you'll make, and it matters WAY more than most people think.
Zona Romantica (also called Old Town) is where the action is. Cobblestone streets. Local cafes everywhere. Galleries on every corner. And the Malecon waterfront is literally a five-minute walk.
If you want to be in the middle of everything, nightlife, restaurants, street vendors selling fresh mangos at sunset, this is your spot.
But here's the thing: Amapas is where I usually send people.
It's just south of Zona Romantica, tucked up in the hills with ridiculous ocean views. You get the peace and quiet, but you're still close enough to walk into Old Town when you want the energy.
Honestly, Amapas gives you the best of both worlds. You can have your morning coffee on a hillside balcony with views of Banderas Bay, then walk down for tacos and sunset on Los Muertos Beach.
That's my perfect Puerto Vallarta day.
2. Know What Amenities Actually Matter
I see people get caught up in fancy photos and miss the basics that make or break your stay.
Make your list before you even start searching:
- Strong WiFi , Not "WiFi available." STRONG WiFi. Especially if you're working remotely.
- Air conditioning , Trust me on this one.
- A full kitchen , Not a kitchenette. A real kitchen with a stove, oven, and counter space.
- Reliable hot water , Yes, this needs to be on the list.
The kitchen thing is huge. Shopping at the local markets and cooking with fresh ingredients is one of the absolute best parts of staying in luxury condo rentals here. You're missing out if you can't do that.

3. Outdoor Space is Non-Negotiable
Look for a condo where you actually have room to live, not just sleep.
And here's what makes the difference: a balcony or patio.
Outdoor living is how we do it in Puerto Vallarta. Morning coffee outside. Evening sunset cocktails outside. Reading a book in the breeze outside.
If you book a place without outdoor access, you're going to feel it. Windows are nice, but they're not the same as stepping out onto your own private space with a view.
I can't tell you how many guests have told me that their balcony ended up being their favorite part of the rental.
4. Get Clear on Check-In Before You Book
Most luxury condo rentals in PV use self-check-in now, keypads, lockboxes, that kind of thing. It's convenient because you're not waiting around for someone to meet you after a long travel day.
But make sure you know the plan:
- When will you get the check-in instructions?
- What's the backup if something goes wrong?
- Is the host available by phone or WhatsApp?
These aren't annoying questions. They're smart ones. A good host will have clear answers ready.
Our place at The PVGirl has everything spelled out before you arrive, so there's never any confusion. That's what you should expect from any professional rental.

5. Family-Run Rentals Beat Corporate Properties Every Time
This is my personal opinion, but I stand by it.
Look for family-run luxury condo rentals with solid reviews and clear communication. These are the places that include the little touches that make you feel at home instead of just checking into another rental.
Fresh flowers when you arrive. Local recommendations written out for you. A welcome basket with actual useful stuff.
Read the reviews carefully. Do they match what's in the listing? Does the host respond to questions quickly? Do past guests mention feeling welcomed?
That's your green light.
6. Location Determines Your Daily Experience
Here's what I mean: can you walk to a grocery store? To restaurants? To the beach?
If yes, your life is going to be SO much easier.
You can grab fresh fruit from a street stand on your morning walk. Pick up handmade tortillas from the neighborhood shop. Head to the beach without thinking about taxis or parking.
This is especially true in Amapas and Zona Romantica, where everything you need is right there. You don't need a car. You just walk out your door and you're already experiencing the real Puerto Vallarta.
If you're staying somewhere that requires driving or taxis for every single thing, it changes the whole vibe. You're not living here: you're just visiting.

7. Think About Your Actual Vacation Plans
Don't get distracted by fancy photos of amenities you'll never use.
Be honest about what matters for YOUR specific trip:
- Working remotely? WiFi and workspace are non-negotiable.
- Beach-focused vacation? Proximity to the waterfront matters more than a fancy kitchen.
- Love exploring neighborhoods on foot? Walkability beats almost everything else.
I've seen people book gorgeous condos with amazing pools… and then spend every day at the beach instead. That pool looked great in photos, but it didn't matter for their actual vacation.
The right condo becomes your home base. It's where you recharge after exploring. Where you cook up what you found at the market. Where you sit on your balcony and watch the sunset over the bay.
The goal isn't to find the fanciest place. It's to find YOUR place: the one where you can settle in and let Puerto Vallarta reveal itself to you at your own pace.

Make Your First Puerto Vallarta Condo Rental Count
I always tell first-timers the same thing: don't overthink it, but DO think about it.
Pick Amapas or Zona Romantica. Get a place with a kitchen and outdoor space. Make sure the location works for walking. And book with someone who actually cares about your experience.
Do that, and you're already 90% of the way to having an amazing vacation.
The other 10%? That's just showing up and enjoying it.
