I have spent so much time in Puerto Vallarta over the years that mornings here have become my favorite part of the day. There is something truly special about how the city wakes up. Before the heat of the afternoon kicks in and the beach crowds arrive, the streets of the Romantic Zone have this peaceful, inviting energy that I just LOVE.
Whenever I am staying in one of our favorite spots, my morning ritual always starts the same way. I wake up, step out onto the balcony to catch that fresh morning air, and then head out to find a great cup of coffee and a hearty breakfast.
If you are a solo traveler or visiting with your family, finding that perfect morning spot is the best way to start your vacation. I usually stay in the Amapas area because it is honestly the best place to rent if you want peace while being just a few minutes away from all the action. From Amapas, it is a quick and beautiful walk down into the heart of Old Town, which is also known as the Zona Romantica.
Today, I want to share my personal favorites for coffee and breakfast. These are the places we go to time and time again because they feel like home.
The Classic Experience: Fredy’s Tucan
If you ask anyone in town where to go for a big breakfast, they will probably point you toward Fredy’s Tucan. This place has been a staple in the Zona Romantica since the early 80s, and for a very good reason! The service is incredibly fast, and the atmosphere is always buzzing with excitement.
I remember the first time I went there. I was overwhelmed by the size of the menu! They have everything from traditional Mexican dishes like chilaquiles and huevos motuleños to American classics like fluffy pancakes and waffles. I usually go for the Mexican options because they are so authentic and full of flavor.
The outdoor seating area is my favorite spot. It is right in the middle of everything, so you can watch the neighborhood come to life while you sip on your fresh orange juice. It is always busy, but they move people through quickly, so don't be intimidated if you see a line!

Garden Vibes at Coco’s Kitchen
For a much more relaxed and "garden-style" vibe, we always head over to Coco’s Kitchen. It is tucked away and feels like a little tropical oasis. The courtyard is filled with plants and trees, providing the perfect shade for a long, lazy brunch.
Their food is simply AMAZING!! I highly recommend trying their stuffed French toast if you have a sweet tooth, but their savory omelets are also top-tier. Everything feels very fresh and carefully prepared. It is the kind of place where you can sit for two hours, chatting with friends and just enjoying the atmosphere.
Coco’s is definitely one of those places that makes you feel like you are truly on vacation. It is peaceful, beautiful, and the staff is so friendly. We always leave feeling refreshed and ready for a day at the beach.
The Best Coffee: Café de Olla
Now, if you are a coffee lover like me, you cannot miss Café de Olla. While they serve incredible food (their dinner is famous too!), their breakfast is a hidden gem. But the real star here is the coffee.
They serve traditional Café de Olla, which is coffee brewed in a clay pot with cinnamon and piloncillo (raw cane sugar). It has this warm, earthy sweetness that you just can't find anywhere else. They even serve it with little cinnamon-sugar nuggets on the side that are SOOO good!

I love sitting in their traditional dining room. It feels very old-school Mexico, with colorful decor and a very welcoming vibe. It is one of those spots that feels like a step back in time, and I find myself going there every single trip just for that specific cup of coffee.
Local Favorites: Restaurante Dianita
If you want something a bit more low-key and budget-friendly, you have to check out Restaurante Dianita. This is where the locals go, and that is always a good sign! It is a small, family-run spot that serves home-style Mexican food.
The chilaquiles here are some of the best I have ever had. They are simple, honest, and delicious. It isn't a fancy place, but it is clean, safe, and very welcoming. We love supporting local businesses like this because they are the heart of the community in the Romantic Zone.
Whenever we want a quick and filling breakfast before heading out on a boat tour or a hike, Dianita is our go-to. It is consistently great, and the prices are very fair for the quality you get.
A Refined Start at Casa Nicole
Sometimes we want something a little bit more modern and refined, and that is when we head to Casa Nicole. Located inside a boutique hotel, this restaurant is stunning. The design is very modern but still maintains those beautiful Mexican architectural touches we love.
Their breakfast menu is a bit more elevated. I recently had their eggs benedict with a Mexican twist, and it was incredible. The presentation is beautiful, and the service is very attentive. It is a great spot if you are celebrating something special or just want a quiet, high-quality meal in a beautiful setting.

Why Amapas is the Place to Be
While all these spots are in the heart of Old Town, I always tell people that the best way to experience them is by staying nearby in Amapas. Amapas is slightly elevated, giving you some of the best views in the city without the constant noise of the main streets.
When we stay in Amapas, we get the best of both worlds. We can walk down the hill in five minutes to grab breakfast at Coco’s Kitchen or Fredy’s, and then retreat back to our quiet condo for a nap or some reading. It really is the most convenient and comfortable area for anyone looking for Puerto Vallarta condos for rent by owner.
If you are planning your next trip and looking for the perfect home base, I can't suggest Amapas enough. It feels more private and exclusive while still being part of the vibrant life of the Zona Romantica. We have found that staying here makes the whole experience much more enjoyable.
