I still remember my first time landing in Puerto Vallarta. The air was thick with that amazing tropical warmth, and I was so excited to finally see the famous cobblestone streets I’d heard so much about. But honestly? I made a few big blunders during that first trip when it came to picking a place to stay.
I see people doing the same thing every single week. They get caught up in the beautiful photos or the promise of a cheap stay, and then they end up in a spot that just doesn't work for them. Since then, we’ve spent a ton of time exploring every corner of the city to find the absolute best spots for a stress-free vacation.
Whether you’re a solo traveler or coming with a big group, avoiding these seven common mistakes will totally change your experience. If you’re looking for Puerto Vallarta condos for rent by owner, you really need to read this first so you don't end up wishing you’d booked somewhere else!
1. Thinking "Old Town" and "Zona Romántica" are Different
This is probably the number one question I get from friends visiting for the first time. They’ll ask me, "Should we stay in Old Town or the Romantic Zone?"
The truth is, they are the exact same place! People use the names interchangeably all the time. Sometimes you’ll even hear it called Emiliano Zapata, which is the official neighborhood name.
The mistake here isn't just about the name, though. It’s about not realizing that this central area is where all the magic happens. When you search for rentals, don't get confused by the different labels, just know that if you’re in this zone, you’re in the heart of the action. But if you want the real secret to the perfect stay, keep reading, because there’s one specific part of this area that beats all the others.
2. Settling for the "Flats" and Missing Out on Amapas
While everyone knows about the main streets of the Romantic Zone, so many people overlook Amapas. This is my absolute favorite area to rent in, and honestly, I think it’s the best place in the whole city.
Amapas is tucked just slightly south and a little bit up the hill from the main bustle. It’s quieter, more lush, and has a much more relaxed vibe than the middle of the bar district. Plus, the views from here are out of this world!
If you are looking for that perfect apartaento de mi sueno, you really have to check out the options in Amapas. It’s still just a five-minute walk to the beach and all the restaurants, but you get to come home to a peaceful retreat instead of sleeping right next to a loud nightclub. I highly recommend focusing your search here if you want the best possible experience.

3. Forgetting the "A/C Factor"
You might think, "Oh, I’m at the beach, I’ll just open the windows and enjoy the breeze!" Trust me, I thought that too. Once.
Puerto Vallarta can get incredibly humid, especially in the afternoons. A huge mistake people make is booking a "traditional" apartment that only has ceiling fans. While those are charming, you will be SOOO happy to have a powerful mini-split air conditioner when you come back from a long day of exploring.
Always confirm that there is A/C in the bedroom AND the living room. It makes a world of difference for your comfort levels and helps you actually get a good night's sleep. We’ve stayed in places where we were just sweating through our sheets all night, never again!
4. Ignoring the Tech Specs
We all want to disconnect on vacation, but let’s be real: you’re still going to want to watch a movie at night or check your email without it taking twenty minutes to load a page.
A lot of older rentals in the Romantic Zone have "okay" Wi-Fi that struggles to reach the back rooms. If you’re a digital nomad or just someone who likes their Netflix, check if the rental has high-speed internet and Smart TVs.
Our favorite spots have big 4K TVs with access to thousands of movies and live channels from back home. It’s such a nice touch to have after a day of tacos and tequila. For more tips on what to look for, check out Hidden Gems and Modern Comforts: A Guide to Puerto Vallarta Rentals.
5. Underestimating the Hills and Stairs
Puerto Vallarta is built into the side of a mountain, which is why the views are so amazing! But those views come with a catch: hills.
Many people book a place because it looks close to the beach on a map, but they don't realize it’s actually 200 stairs up a steep cliff. If you have mobility issues or just don't want to do a cardio workout every time you go for a taco, you need to be careful.
This is another reason why I love Amapas so much. While there are hills, the lower parts of Amapas give you that perfect balance of being "up" enough for a breeze and a view without being so high that you need a Sherpa to get home. Always ask the owner exactly how many stairs are between the street and your front door!

6. Not Vetting the Management
I’ve had some experiences where the person meeting me for the keys was two hours late, or the place hadn't been cleaned properly because they didn't have a professional team.
The biggest mistake is booking with someone who doesn't have a clear track record. You want to look for owners who are responsive and have a history of taking care of their guests. We always feel so much better when we know there’s someone local we can message on WhatsApp if we have a question about the water or the stove.
Look for places that offer clear communication and flexible payment options. It shows they are professional and care about your experience. If you want more "insider" info on how the city really works, you should read Living Like a Local: Best Kept Secrets for Your Next Puerto Vallarta Stay.
7. Falling for "Pool Only" Marketing
Don't get me wrong, having a pool is great! But some people spend so much time looking at the pool area that they forget to look at the actual unit where they will be spending 90% of their time.
I’ve seen rentals with "amazing" pool photos where the actual condo was dark, dated, and had a tiny kitchen. You want a modern, clean interior that feels like a home away from home. Focus on the quality of the beds, the kitchen appliances, and the overall aesthetic.
Traditional Mexican decor is beautiful, but you want it paired with modern comforts. Think colorful architecture on the outside and sleek, updated furniture on the inside. It makes the whole stay feel so much more special!

My Final Verdict
If you avoid these seven mistakes, you are going to have an AMAZING time in Puerto Vallarta! The city is so vibrant and welcoming, but your home base really dictates your mood for the whole trip.
Our best advice? Stick to the Zona Romántica (Old Town) but try to find a spot in Amapas. It is truly the best place to stay if you want to be close to the fun but far enough away to actually relax.
I can't wait for you to experience the sunsets here! They are honestly the best in the world.
