Zona Romántica (Old Town)
This is the beating heart of Puerto Vallarta.
Cobblestone streets. Local cafés on every corner. The famous Malecon boardwalk stretching along the ocean.
I love staying here when I want to be in the middle of everything. You can walk to restaurants, bars, beaches, and shops without ever needing a car.
The vibe is authentically Mexican with a welcoming international community mixed in.
Your mornings start with fresh-squeezed orange juice from street vendors. Your evenings end with sunset walks along the Malecon.
It's vibrant and lively, which means you'll hear music and street sounds. If you need total quiet, this might not be your spot.
But if you want walkability and cultural immersion? Old Town is perfect.
Amapas (My Top Pick)
Here's where I think most people should stay.
Amapas sits just south of Old Town on the hillside. It's close enough to walk downtown but far enough up the hill to feel peaceful and private.
The views here are absolutely incredible.
I'm talking sweeping ocean panoramas from your balcony. Quiet mornings with coffee overlooking Banderas Bay. The perfect balance of access and tranquility.
You're still within easy walking distance of Old Town's restaurants and beaches. But when you come home, you escape the crowds and noise.
The neighborhood has a laid-back, residential feel. You'll see locals walking their dogs. Kids playing in the streets. Real Mexican family life happening around you.
Most of the puerto vallarta condo rentals in Amapas come with amazing amenities too. Pools with ocean views. Rooftop terraces. Modern kitchens and comfortable living spaces.
This is hands-down my favorite area for vacation rentals in Puerto Vallarta.
What About Other Areas?
You'll see lots of rental options in Marina Vallarta, Nuevo Vallarta, and other zones.
These areas are fine. They're safe and they have nice properties.
But they lack the authentic Puerto Vallarta experience you get in Old Town and Amapas. You'll need a car or taxi for everything. You'll miss out on the walkable neighborhoods and local culture.
Stick with the areas I recommended above and you won't regret it.
What to Look for in Your Condo Rental

Here's what actually matters when you're choosing a place.
Kitchen Setup
A full kitchen changes everything about your vacation.

Most condos advertise WiFi but ask about the speed and reliability before booking. Nothing's worse than trying to video chat home on a connection that keeps dropping.
Location Within the Building
Higher floors usually mean better views and less street noise.
Corner units often have more windows and cross-breezes (huge deal in the tropical heat).
Ground floor units are convenient if you hate stairs but can be noisier and have less privacy.

Start by deciding your dates and which neighborhood you want. That narrows down your options immediately.
Look at photos carefully. Not just the glamour shots but the detail pictures of kitchens, bathrooms, and living spaces.
Read recent reviews from actual guests. Pay attention to comments about location, cleanliness, and communication with the owner or property manager.
Ask questions before booking. How far to the beach? Is there on-site parking? What's the check-in process?
Good property managers respond quickly and answer thoroughly. Poor communication before booking usually means poor communication during your stay.
What Makes a Great Condo Experience
After staying in dozens of condos, I've learned what separates great stays from mediocre ones.
