I've been helping people find the perfect vacation rental in Puerto Vallarta for years now, and I've learned what actually matters when you're booking your stay.
These 20 tips come straight from my experience living here and seeing what works (and what doesn't) for visitors.
Choose Your Neighborhood Wisely
Tip 1: Amapas is Where You Want to Be
Amapas sits on the hillside south of town, and honestly, it's the BEST place to rent a condo in Puerto Vallarta.
The views are incredible. Every morning you wake up to the bay stretching out below you. The neighborhood is quieter than downtown but still close enough to walk to restaurants and beaches.
Plus, the condos here are newer with better amenities. I always send my friends to look at properties in Amapas first, and if you want a solid, real-world example of a place that checks a lot of boxes, take a peek at Casa CC.

Tip 2: Old Town Has Character
If you want to be in the heart of everything, Old Town (also called Zona Romantica) gives you that authentic Mexican vibe.
You're steps from Los Muertos Beach, surrounded by restaurants, and the weekly farmers market happens right in your neighborhood. It's walkable to everything, which saves you tons on taxis.
Tip 3: Book Early for Better Selection
I see this all the time – people wait until the last minute and then wonder why all the good condos are taken.
The best properties get snagged months in advance, especially during high season from November through April. Start looking at least 2-3 months out if you want real choices.
Understand What You're Getting
Tip 4: Check the Amenities List Carefully
Not all condos include the same stuff. Some have full kitchens with everything you need. Others have basic setups that'll frustrate you if you planned to cook.
Look for specifics: Does it have a blender for margaritas? Coffee maker? Enough dishes for your group? Air conditioning in the bedrooms? These details matter more than you think.

Tip 5: Pools Vary Wildly Between Buildings
Some condo buildings have gorgeous infinity pools. Others have small plunge pools that get crowded fast.
Ask for photos of the actual pool area and find out how many units share it. A building with 50 condos and one small pool isn't ideal during peak season.
Tip 6: Parking Isn't Always Included
If you're planning to rent a car, confirm parking is part of your rental. Some buildings charge extra for parking spots or have limited spaces that get claimed on a first-come basis.
Underground parking is a bonus – your car stays cooler and more secure.
Security and Safety Matters
Tip 7: Gated Buildings Give You Peace of Mind
I always recommend condos in gated communities with 24-hour security. You'll sleep better knowing there's controlled access and someone watching the property.
Most newer buildings in Amapas and Old Town have this, but always verify before booking.
Tip 8: Meet the Building Staff
When you arrive, introduce yourself to the security guards and building manager. They're incredibly helpful and can give you local tips that guidebooks miss.
Plus, if you need something during your stay, you'll already have that relationship established.

Getting Around Town
Tip 9: Uber Works Great Here
You don't need to rent a car unless you're doing day trips outside the city. Uber is cheap, safe, and works well throughout Puerto Vallarta.
From Amapas to downtown costs about $3-4 USD. From Old Town to the Marina might be $5. Way easier than dealing with parking.
Tip 10: Walking is Your Best Friend
Pick a condo rental that's walkable to things you care about. If you love beach days, being within 10-15 minutes of the sand makes a huge difference.
The weather's beautiful most of the year, and walking around is how you really experience the neighborhoods.
Tip 11: Know the Bus Routes
The local buses are super cheap (about 50 cents) and run frequently along the main routes. They're safe during the day and a fun way to get around like a local.
The buses heading north say "Hoteles" or "Pitillal." Heading south they say "Mismaloya" or "Boca."
Shopping and Supplies
Tip 12: Walmart and Costco Are Your Friends
There's a Walmart right in the Hotel Zone and a Costco north of the airport. Both carry everything you need, including American brands if you're picky about certain items.
Stock up when you first arrive so you're not running out for basics every day.

Tip 13: Farmers Markets Have Amazing Produce
The Saturday farmers market in Old Town is fantastic for fresh fruits, vegetables, and local products. You'll get better quality and prices than grocery stores.
Bring your own bags and some small bills for easier transactions.
Tip 14: Pharmacies Carry More Than You Expect
Mexican pharmacies sell many medications over the counter that require prescriptions in the US. If you need something, ask the pharmacist – they're knowledgeable and helpful.
Just make sure you're buying from a legitimate pharmacy, not a tourist trap near the cruise ship terminal.
Making the Most of Your Stay
Tip 15: Test Everything When You Arrive
Walk through your condo and make sure everything works: air conditioning, hot water, WiFi, TV, appliances. Report any issues immediately while you're fresh and have photos.
Don't wait until day three to mention the bedroom AC doesn't work.
Tip 16: Keep Your Condo Info Handy
Screenshot or write down your exact address, building name, and unit number. WiFi passwords too. You'll need these for Uber drivers, deliveries, and giving directions.
Building names often aren't visible from the street, so having the full info helps.

Tip 17: Don't Flush Toilet Paper
This isn't specific to condos, but it trips up every first-time visitor. Mexican plumbing can't handle toilet paper. Use the trash can provided – every bathroom has one.
Trust me on this. You don't want to deal with plumbing issues during your vacation.
Communication and Planning
Tip 18: WhatsApp is Essential
Download WhatsApp before you arrive. This is how everyone communicates in Mexico, including your property manager, building staff, and local businesses.
Most condos will send you arrival info and check-in details through WhatsApp.
Tip 19: Ask About Check-In Times
Some condos have flexible check-in, others are strict about 3 PM or later. If you're arriving early, ask if you can drop luggage and use the pool while your unit gets ready.
Many property managers are accommodating if you communicate in advance.
Tip 20: Read Reviews from Actual Renters
Look for reviews that mention specific details – the view from unit 302, how the WiFi works, whether the photos are accurate. Generic five-star reviews don't tell you much.
Pay attention to how owners respond to negative reviews. That shows you how they handle problems.
Your Next Steps
Renting a condo in Puerto Vallarta opens up a completely different vacation experience compared to staying in a resort.
You get real space, your own kitchen, and the freedom to live like a local for a week or two. My guests keep coming back year after year because once you experience having your own place here, hotels just don't compare.
Start with condos in Amapas for the best combination of views, amenities, and location. You won't regret it.
