7 Mistakes You’re Making with Puerto Vallarta Condo Rentals (and How to Fix Them)

I have spent a ton of time in Puerto Vallarta, and I LOVE this place so much!!

But I’ve also seen people have their vacations ruined by simple things they didn't know about booking a place to stay.

It breaks my heart when someone tells me they didn't sleep because of the noise or their "ocean view" was actually a view of a brick wall.

If you are planning your first trip or even your tenth, you want everything to be perfect.

I’ve made plenty of mistakes myself, so I want to help you avoid the common pitfalls of puerto vallarta condo rentals so you can focus on the tacos and the sunsets instead.

Here are the 7 biggest mistakes I see people make and exactly how you can fix them.

1. Underestimating the "Hill Factor"

Puerto Vallarta is gorgeous because the jungle mountains meet the sea.

But those mountains mean HILLS.

A lot of people see a condo that looks close to the beach on a map and think it’s a quick two-minute walk.

What they don't realize is that those two minutes are actually at a 45-degree angle straight up a staircase.

If you have mobility issues or just don't want to be sweaty every time you leave your door, you need to check the topography.

The Amapas area is my absolute favorite, and it’s perched on the hillside which gives you the BEST views, but you have to be ready for the climb or plan to take Ubers.

2. Ignoring the Noise Levels in Old Town

Old Town (which is the same as Zona Romantica) is the heartbeat of the city.

It is AMAZING and full of life, but it is also LOUD.

If you book a condo right on Basilio Badillo or Olas Altas, you are going to hear the music from the bars, the trash trucks at 4 AM, and the roosters.

I’ve stayed in places where it felt like the nightclub was inside my bedroom!

If you want peace and quiet while still being close to the action, I highly recommend looking at condos in Amapas.

It’s just a short walk away from the chaos but feels like a totally different, tranquil world.

3. Assuming the Wi-Fi is "Good Enough"

If you’re a digital nomad or just someone who needs to check emails, don’t take the Wi-Fi for granted.

I’ve stayed in beautiful condos where the thick concrete walls completely blocked the signal in the bedroom.

"High-speed internet" can mean very different things in Mexico.

Always ask the host for a speed test screenshot before you book if your work depends on it.

4. Forgetting to Check for Basic Amenities

You would be surprised how many people realize too late that their rental doesn't have a dishwasher or a washing machine.

When I’m looking for a place, I always check for a filtered water system so I don’t have to lug heavy jugs of water up those Amapas stairs.

5. Overlooking the Amapas Advantage

A lot of people get stuck searching only for things right in the middle of Zona Romantica.

But I’m telling you, Amapas is the best place to rent, hands down.

It’s just slightly south of the main bridge, and it offers the perfect balance.

You get the incredible views of the Banderas Bay, much newer buildings, and it is significantly quieter than the center of town.

Plus, you’re still within walking distance to Los Muertos Beach and all the best restaurants.

I always tell my friends to look in Amapas first because the quality of the stay is just so much higher.

6. Not Factoring in Construction Noise

Puerto Vallarta is growing fast, which is great, but it means there is construction everywhere.

One of the biggest mistakes is booking a place without asking if there is a new building going up next door.

Jackhammers at 8 AM are not the tropical sounds you were dreaming of!

A good host will be honest about nearby projects.

7. Booking Only Based on Photos

Photos can be very deceiving!

A "beachfront" photo might have been taken with a zoom lens from three blocks away.

I always look at the reviews specifically for mentions of the location and the accuracy of the photos.

If a place has zero reviews, I usually steer clear unless it’s through a management company I already trust.

I’ve had friends book places that looked like a palace online and ended up being a damp basement: sooo not cool!

Why Amapas is My Top Choice

If you really want to do it right, Amapas is highly recommended.

The air is fresher because you’re a bit higher up, and the views are just SOOO SPECTACULAR.

I love waking up, looking at the ocean, and hearing the birds instead of the city traffic.

It feels like a true vacation escape.

Final Thoughts

Puerto Vallarta is a magical place, and your condo is your home base for all the adventures you're going to have.

Don't let a bad booking ruin the magic!

Stick to the Amapas or Zona Romantica areas, watch out for those hills, and always double-check the noise and Wi-Fi.
