The neighborhood you pick will define your entire trip.
I always tell people to focus on three areas: Old Town (also called Zona Romantica), and Amapas. But honestly? Amapas is where the magic happens.

Amapas sits on the hillside with those incredible views you see in all the photos. It's quiet, safe, and you're still just a quick walk down to the beach and restaurants.
Old Town is great if you want to be right in the middle of everything – cafes, shops, and nightlife are literally outside your door. But it can get noisy, especially on weekends.
2. The Best Condos Have Private Balconies
This might sound obvious, but you'd be surprised how many rentals don't mention the balcony situation upfront.
My morning coffee on a balcony overlooking Banderas Bay is non-negotiable. That's where I plan my day, watch the sunrise, and honestly just sit in awe of this place.

When you're browsing condo rentals in Puerto Vallarta, specifically ask about balcony size and orientation. South-facing gets the best sunset views.
3. Air Conditioning Is Essential (Not Optional)
Some listings try to sell you on "natural ventilation" or ceiling fans.
Don't fall for it.
Puerto Vallarta gets HOT and humid, especially from May through October. You need AC in the bedroom at minimum. I learned this the hard way my first summer here when I tried to tough it out.
Trust me – you'll sleep better, feel better, and actually enjoy your vacation instead of melting into a puddle.
4. Skip the All-Inclusives and Get a Full Kitchen
Here's a secret that saves you money AND gives you better food: rent a condo with a real kitchen.

The local markets here are INCREDIBLE. Fresh mangoes, pineapple, fish caught that morning – all for a fraction of what you'd pay at restaurants.
I make breakfast at home, pack snacks for the beach, and then splurge on amazing dinners out. Best of both worlds.
Plus, having your own fridge means keeping beer cold and making margaritas whenever you want. Just saying.
5. Building Security Makes All the Difference
This is something I never thought about until I actually lived here.
Good condo buildings have 24-hour security at the entrance. They know who comes and goes. They hold packages. They call taxis for you.
It's not just about safety (though that's obviously important). It's about peace of mind. I can leave my laptop in the condo and go to the beach without worrying.
When you're looking at rentals, ask about the security setup. It matters.
6. The Best Views Are in Amapas (Seriously)
I'm going to say it again because it's that important: Amapas has the best views in Puerto Vallarta.

The condos here are built into the hillside, so you're literally looking down at the bay and the city. Every time I bring guests to my favorite Amapas properties, their jaws drop.
Yeah, it's a bit of a climb back from the beach. But when you're sitting on your balcony with a cold drink watching the sunset paint the sky pink and orange? Totally worth it.
7. WiFi Speed Actually Matters
If you're working remotely or just want to stream Netflix after a beach day, check the internet situation before booking.
Not all Puerto Vallarta condos have reliable high-speed internet. Some buildings share one connection among multiple units, which gets slow during peak hours.
I always ask the property manager about download speeds. Anything over 20 Mbps is usually fine for video calls and streaming.
8. Pools Are Great, But Beach Access Is Better
Don't get me wrong – I love a good pool. But if I had to choose between a condo with an amazing pool or one that's a five-minute walk to the beach?
Beach wins every time.
The ocean here is warm year-round. The waves are gentle in the bay. And there's something about swimming in the actual Pacific Ocean that a pool just can't match.
Look for condos in walking distance to Los Muertos Beach or Conchas Chinas. Your feet (and your vacation photos) will thank you.
9. Talk to the Property Manager Before You Book
This might be my most important tip.

I always message or call the property manager with questions before I commit. How quickly do they respond? Are they helpful? Do they seem organized?
A good property manager makes or breaks your vacation. They're your lifeline if something goes wrong. They can recommend restaurants, arrange tours, help with taxi drama.
Bad property managers disappear when you need them. Good ones become your best friend in Puerto Vallarta.
10. Book Direct When You Can
Here's something most people don't know: booking directly with the property owner or manager often gets you a better deal than using the big booking sites.
Those platforms charge hefty commissions, which gets passed on to you. When you book direct, you cut out the middleman.
Plus, you can often negotiate longer stays, ask for specific units, or get local recommendations that the booking sites just don't provide.
I always check the property's own website first. Then I compare to the big platforms. Usually, direct is cheaper AND more personal.
