What I love most about staying here is the walkability. Everything you need is right at your fingertips.
The beach access is fantastic. Los Muertos Beach sits just steps away from most rental buildings.
But here's what you need to know – it gets BUSY during peak season. The energy is amazing, but if you prefer quiet evenings, this might not be your spot.
The restaurant scene here is incredible. You can grab tacos from a street vendor for lunch and fine dining for dinner.
Amapas: The Hidden Gem (My Top Pick!)
Now THIS is where the magic happens.
Amapas sits up in the hills above Old Town, and honestly, it's become my absolute favorite area for Puerto Vallarta condo rentals.
The views from up here are simply breathtaking. Every morning I wake up to panoramic ocean vistas that never get old.

The neighborhood feels more residential and peaceful. You get that authentic Mexican living experience without the tourist crowds.
What makes Amapas special is the sense of community. My neighbors actually know each other here. Kids play in the streets safely.
The architecture is stunning too. Traditional Mexican homes mixed with modern condos create this beautiful hillside landscape.
Getting around is easy with short taxi rides to downtown or the beach. But the peace and quiet up here? Priceless.
Safety and Security Considerations
Safety matters when choosing where to live, and I feel completely secure in both areas.
Amapas has that small neighborhood feel where everyone looks out for each other. The streets are well-lit and regularly patrolled.
Old Town/Zona Romantica stays busy most hours, which provides natural security through foot traffic. The tourist police presence is strong here.
Both areas have reliable utilities and good internet – essential for anyone working remotely.
Transportation and Getting Around
In Old Town/Zona Romantica, you can walk to most places you need. Buses run frequently along the main streets.
Amapas requires a bit more planning. Taxis are affordable and reliable for getting to the beach or downtown.

I actually prefer having that slight separation. It means I can easily access the action when I want it, but retreat to tranquility when I need it.
The main roads in Amapas are paved and well-maintained. Don't believe anyone who tells you it's hard to get around up there.
Shopping and Daily Conveniences
Both neighborhoods have everything you need for daily life.
Old Town/Zona Romantica offers multiple grocery stores, pharmacies, and markets within walking distance. The Wednesday farmers market is AMAZING.
Amapas has smaller corner stores and a few local markets. For bigger shopping trips, it's a quick ride to the larger stores downtown.
The local tiendas in Amapas have become some of my favorite places. The owners know their customers and stock exactly what the neighborhood needs.
Nightlife and Entertainment
If you're looking for vibrant nightlife, Old Town/Zona Romantica delivers in spades.
Bars, clubs, and restaurants stay open late. Live music venues host everything from mariachi to jazz.
The energy here is contagious, especially on weekend nights.
Amapas offers a different kind of entertainment – sunset watching from your balcony, neighborhood barbecues, and quiet evening walks.

Both have their charm, but it depends what phase of life you're in and what you're looking for.
Beach Access and Water Activities
Los Muertos Beach is the crown jewel, and it's easily accessible from both areas.
From Old Town/Zona Romantica, you can walk to the beach in minutes. Beach clubs, restaurants, and water sports rentals line the shore.
From Amapas, it's a short taxi ride or a pleasant 15-minute walk down the hill.
I actually enjoy the walk down from Amapas. It builds anticipation for the beach day ahead.

The water here is perfect for swimming year-round. Paddle boarding and kayaking are popular activities.
Food Scene and Dining
The culinary scene in both areas is outstanding.
Old Town/Zona Romantica has the highest concentration of restaurants. You'll find every cuisine imaginable.
Street food here is next level. I'm talking about the best tacos, elotes, and fresh fruit you've ever tasted.
Amapas has fewer restaurants, but the ones here are gems. Local family-owned places that serve authentic Mexican food.
Many Amapas residents become regulars at their favorite spots. The personal service is incredible.
Cost of Living Differences
While I won't get into specific numbers, there are some general patterns worth knowing.
Old Town/Zona Romantica tends to command higher rental rates due to the prime location and tourist demand.
Amapas often offers better value for your money, especially for longer-term stays.
Utilities and basic living costs are similar between both areas.

After living in both neighborhoods, I always recommend Amapas condos to friends and family.
The combination of stunning views, peaceful atmosphere, and authentic Mexican culture is unbeatable.
You get the best of both worlds – easy access to downtown excitement when you want it, and a tranquil retreat when you don't.
The sense of community in Amapas is something special. I've made lifelong friends just by living here.
If you prioritize views, peace, and value, Amapas is highly recommended.
If you need to be in the thick of things with everything walkable, Old Town/Zona Romantica works perfectly.
