I've spent enough time in Puerto Vallarta to know that where you stay completely changes your experience.
The two neighborhoods everyone talks about are Amapas and Old Town (also called Zona Romantica). They're both incredible, but they're totally different vibes.
Let me break down what you can actually expect from each.
Old Town: Where Everything Happens
Old Town sits right in the heart of Puerto Vallarta, south of the Cuale River.
This is the busiest part of the city. Cobblestone streets. Whitewashed buildings with red-tiled roofs. Bars and restaurants on every corner.
When I stay in Old Town, I walk everywhere. The whole neighborhood is designed for it. You can grab breakfast at a corner cafe, browse art galleries, hit the beach, and find dinner without ever needing a car or taxi.
The energy here is constant. Street performers on the Malecon. Live music spilling out of open-air restaurants. Locals and tourists mixing together in the squares.
If you want to feel the pulse of Puerto Vallarta, this is where you do it.

The beaches in Old Town are accessible and social. Los Muertos Beach is the main spot, and it's always buzzing with beach clubs, vendors, and people watching the sunset.

But here's the thing about Old Town: it's loud. If you're someone who needs total peace and quiet, the street noise and activity might get to you.
The streets are narrow. Parking is tight. And during high season, it can feel pretty crowded.
Amapas: The Hillside Retreat
Now, Amapas is a completely different experience.
This neighborhood sits on the hillside just south of Old Town. It's residential, quiet, and honestly, it has some of the best views I've ever seen in Puerto Vallarta.
When you rent in Amapas, you're renting for the scenery. We're talking 260-degree panoramic views of Banderas Bay and the Pacific Ocean. The sunsets here are unreal.
The properties are built into the foothills of the Sierra Madre, so you get that elevation without being too far from everything. You can still walk down into Old Town if you want, but you're removed from the chaos.

I think Amapas is the best place to rent in Puerto Vallarta, hands down.
You get privacy. You get views. You get that peaceful, tranquil feeling that makes vacation actually feel like vacation.
The beaches near Amapas are smaller and more secluded. Playa Las Amapas is calm and great for snorkeling. It's not packed with beach chairs and vendors like Los Muertos.

The neighborhood itself has cobblestone streets and colorful buildings, just like Old Town, but with way fewer people. It's traditional Mexican charm without the tourist overload.
There are some incredible restaurants up here too. Vista Grill and Bistro Teresa both have sunset views that'll blow your mind.
The Real Differences
So what's the actual difference when you're choosing between these two?
Old Town is for people who want to be in the middle of it all. You want walkability. You want options. You want to step outside and have twenty restaurant choices within two blocks.
It's great for solo travelers who want to meet people. For couples who like exploring on foot. For anyone who doesn't want to deal with taxis or rental cars.
But you sacrifice peace and quiet. And honestly, you sacrifice views. Most Old Town rentals are street-level or mid-rise buildings. You're not getting those dramatic ocean panoramas.
Amapas is for people who prioritize the experience of the property itself. You want to wake up to views. You want space. You want to feel like you're in a retreat, not a city center.
It's still close enough to walk into Old Town when you want the action. But you can come back to peace and quiet.
The trade-off is that you're on a hill. If you have mobility issues, the stairs and inclines might be challenging. And if you want to go out multiple times a day, that walk up and down gets old fast.
My Honest Take
I tell everyone the same thing: it depends on what you value most.
If you're someone who likes to explore and wants easy access to everything, Old Town makes sense. You'll save time and energy, and you'll feel plugged into the culture.
But if you want my honest recommendation? Amapas wins.
The views alone are worth it. And after years of staying in both neighborhoods, I've realized that most people spend more time at their rental than they think they will.
You're having coffee in the morning. You're taking an afternoon break. You're hanging out before dinner. And in those moments, having a stunning view and a quiet space makes all the difference.
Plus, Old Town isn't going anywhere. You can walk down there whenever you want. But you can't create those Amapas views from a street-level condo in the Romantic Zone.
Both neighborhoods give you authentic Puerto Vallarta. Both are safe and well-maintained. Both have great food and beach access.
But Amapas gives you something extra: that feeling of being removed from everything while still being close to everything.
For me, that's the perfect balance.
If you're trying to decide between the two, think about your priorities. Do you want convenience or do you want atmosphere? Do you want to be surrounded by action or do you want a home base with incredible views?
There's no wrong answer. But after all my time here, I know where I'd rather wake up.
