Also called Zona Romantica, this part of town is basically the beating heart of PV condo living. I always feel like I belong here, even when I'm just visiting.
From the moment you land here, it’s all local taco stands, people-watching from little cafés, and tiny artsy shops tucked between historic buildings. Everything is walkable. The beach? Two blocks away. Bars and nightlife? All around you. Fresh croissants and coffee in the morning? You’ll have your pick.

What blows my mind every time: how the energy shifts from day to night. Mornings are chill, grab fruit at the Mercado, hit a yoga class, take a stroll to Los Muertos Pier. But by sunset, Zona Romantica is BUZZING. Rooftop bars light up, street music starts, restaurants fill (so many options!). It’s impossible not to get swept up in it.
But here’s what nobody tells you: it does get loud sometimes, and parking is a real pain. There’s a ton of character, but also quirks, older buildings with charm, but maybe not as many sparkly resort-style amenities as up north. If you want high-rise luxury, you’ll find a few, but it’ll feel different from Hotel Zone or the Marina for sure.
Personal highlight: One night our neighbor invited us up for tacos and local mezcal on their balcony. The view over the city rooftops and the bay at sunset? Unreal. It made me feel like a real part of Vallarta.

The beaches here are wide and sweeping, perfect for days when you just want to chill on a lounger with a book.

The mood is more polished and efficient, think less “quaint Mexico,” more “modern tropical city.” Super popular for families, snowbirds, or digital nomads who want easy access in and out of the city. I did a month-long stay here once, and I’ll say, views from high up are amazing, the beach sunsets are 10/10, and everything feels easy.
But best of all? You’re only a quick cab ride from Old Town action when you want it, but can retreat to your quiet condo at night. The main downside: you miss that lived-in, artsy feeling of Zona Romantica, and traffic can get gnarly during high season. Walkability isn’t as strong here either.

The marina is lined with mega-yachts, boujee cafés, and sunsets that make every evening feel special. Streets are palm-lined and quiet. It’s clean, secure, and gated, so you get a real sense of privacy and calm. The golf course draws in a chic crowd, and being close to the airport is handy if you’re in-and-out often.

If I had to sum it up? You’re paying for space, amenities, and a little peace. Pools here are spectacular, gyms are solid, and so many condos have direct water views. Marina Vallarta isn’t a party zone: it’s for relaxation, reading at poolside, and sipping a drink on your balcony as boats drift by.
One heads-up: beach days here are beautiful, but local advice says to be cautious of crocodile sightings. (Yep, for real.) Swimming is better at other beaches, but you’re never far from great food, wine, or a stroll along the boardwalk.

Amapas gives you the best of every world. You’re a few minutes’ walk from Zona Romantica action, but as soon as you reach your condo, it’s all ocean breezes, jungle views, and chill. The beaches (Playa Amapas and Los Muertos) are SO close, and honestly, the vibe here is unbeatable. No crowds, NO noise, just pure paradise.

Every time I stay in Amapas, I feel like I’ve found secret PV gold. The hills mean you get amazing views: even from the shower!: and some of the most beautiful, high-end condos around. Whenever I bring friends here, they ask why we ever stayed anywhere else.
Plus, you’re right there for everything but have total tranquility. I’m OBSESSED. If choosing between Old Town, Hotel Zone, and Marina, Amapas just blows them out of the water.

If you LOVE being in the center of it all: music, parties, street food, total walkability: Old Town/Zona Romantica is highly recommended. This is classic Vallarta, and honestly, you can’t go wrong.
Craving modern comfort, convenience, or a family-friendly resort vibe? Try the Hotel Zone. There’s less local flavor, but it’s super practical if you want everything at your fingertips.
If peace, premium amenities, and a quiet, gated feel call your name, go for Marina Vallarta. Total vacation serenity.
